This Inspection identifies any structural defects prior to purchasing your new property as per the Australian Standards AS4349.1. The Inspection will cover all elements of the property relating possible structural defects including cracking of concrete, masonry walls and ceilings, together with defects in roof framework, balconies and drainage.
This Inspection identifies any structural and minor defects to the property, including a general check of all services. This Inspection covers all aspects of the Pre-Purchase Structural Inspection as well as any minor defects throughout the interior and exterior of the building. Any defects will be noted, photographed and described in plain English for easy understanding. Recommendations for future maintenance will also be indicated where applicable.
Plate Height Inspection

This Inspection is carried out after the brickwork has been completed. The Inspection covers all building elements involved to get to the plate height to include:
• Concrete slab
• Masonry brickwork of timber framework
• Window and door placement
• Structural beams, lintels and columns
• Flashings
• Cavity sizes
• Tie down strap and wall tie spacing
• Quality of workmanship
• Specific areas where larger builder companies are known to cut corners!


Roof Framework
This Inspection is carried out after the roof framework has been completed. The Inspection covers all building elements involved to install the roof framework to include:
• Roof member spacing and install method
• Tie down fixings
• Correct strapping
• Quality of workmanship
Practical Completion
This Inspection is carried out after the Builder has reached Practical Completion of the build. This Inspection will look into any major or minor defects throughout the interior and exterior of the property prior to Handover. Elements such as flooring, cabinets, plumbing, electrical, fixtures and fittings will all be inspected and reported on giving you full peace of mind that your most valuable investment has been constructed correctly and ethically.
New homes that are less than 6 years old require a Builder’s Warranty. This then remains with the home for 6 years regardless of ownership. This Inspection ensures any issues that can be fixed whilst still under warranty are carried out before the warranty period ends, covering the home owners even after being sold on to new owners.
